The Hidden Danager -
Mold Doesn't Announce Itself.
Most mold grows behind walls, under floors, in attics, and inside HVAC systems — completely invisible to the homeowner. By the time you smell it or see it, the problem is often extensive. A professional assessment finds it before it finds you.
🫁
Respiratory Health Risks
Prolonged mold exposure is linked to chronic respiratory illness, asthma aggravation, persistent coughing, and in severe cases, hypersensitivity pneumonitis.
🏚
Structural Damage
Unchecked mold and moisture destroy framing, drywall, and insulation. What starts as a small leak becomes a $20,000–$80,000 remediation project.
📉
Property Value Impact
Undisclosed mold issues can kill a home sale, require costly disclosure, or dramatically reduce your selling price. A clean assessment protects your investment.
🧒
Children & Elderly at Greater Risk
Children under 5 and adults over 65 are significantly more vulnerable to mold-related illness. Don't wait for symptoms to confirm there's a problem.

Attic Inspection
One of the most overlooked mold zones. We inspect decking, rafters, insulation, ventilation, and check for improperly vented exhaust fans that are a leading cause of attic mold.
10 CHECKPOINTS IR CAMERA AIR SAMPLING
Bathroom & Kitchen Assessment
High-moisture rooms get a focused inspection: exhaust ventilation, under-sink areas, appliance connections, caulking integrity, and moisture readings on every adjacent surface.

Frequently Asked Questions -
Common Questions
Everything you need to know before you book your inspection.
How long does an inspection and testing take? A typical single-family home inspection takes 2–4 hours, depending on the size of the property and the number of areas of concern. Larger homes or properties with extensive visible moisture issues may take longer. We never rush — every item on the 93-point checklist gets proper attention. Testing takes an additional 10-12 minutes per test.
Do I need to be home during the inspection? We strongly recommend that you or an authorized representative be present. Your firsthand knowledge of where you've noticed odors, visible staining, or past water events is invaluable to our inspector. You'll also be able to ask questions in real time as findings are made.
How soon will I get my mold testing results? Samples are submitted to our accredited laboratory partner the same day. Standard turnaround is 72 business hours. We then compile the full inspection report, including lab results, photos, moisture readings, and recommendations — typically delivered within 48 hours of the inspection.
Do you do mold removal and mold remediation too? No — and that's by design. We are a mold assessment and inspection company only. This separation of services is an industry best practice and ethical requirement: the company that identifies the problem should not be the same company paid to fix it. This eliminates conflict of interest and ensures our findings are completely unbiased. We provide clear remediation recommendations and can refer you to qualified contractors.
Will my homeowner’s insurance cover the inspection? It depends on your policy and the cause of the mold. Mold resulting from a covered peril (like a burst pipe) may be covered. Mold from long-term moisture issues or deferred maintenance typically is not. We provide detailed documentation that can be submitted to your insurer, and we're happy to work with your insurance adjuster if needed.
When should I get a mold inspection? We recommend an inspection if you notice a persistent musty odor, visible discoloration on walls or ceilings, experience unexplained respiratory symptoms, have had any water intrusion or flooding, are buying or selling a home, or have recently completed mold remediation and need clearance testing to confirm the problem was fully resolved.
What’s the price of your mold inspection and testing services? The price of service will depend on your needs, the size of the property & space being serviced, the distance the inspector will need to travel, the number of tests needed, etc. To determine the price of your service, please fill out and submit the price quote form on this page so we can give you an exact price quote within 1 business day.
