How long does an inspection and testing take? A typical single-family home inspection takes 2–4 hours, depending on the size of the property and the number of areas of concern. Larger homes or properties with extensive visible moisture issues may take longer. We never rush — every item on the 93-point checklist gets proper attention. Testing takes an additional 10-12 minutes per test.

Do I need to be home during the inspection? We strongly recommend that you or an authorized representative be present. Your firsthand knowledge of where you've noticed odors, visible staining, or past water events is invaluable to our inspector. You'll also be able to ask questions in real time as findings are made.

What’s the difference between a mold inspection and mold testing? A mold inspection is a visual and instrument-based assessment of the property to identify moisture sources, suspect mold growth, and at-risk areas. Mold testing involves collecting air or surface samples and sending them to a laboratory to identify the species and quantity of mold present. Our service combines both for the most complete picture of your indoor air quality.

How soon will I get my mold testing results? Samples are submitted to our accredited laboratory partner the same day. Standard turnaround is 72 business hours. We then compile the full inspection report, including lab results, photos, moisture readings, and recommendations — typically delivered within 48 hours of the inspection.

Do you do mold removal and mold remediation too? No — and that's by design. We are a mold assessment and inspection company only. This separation of services is an industry best practice and ethical requirement: the company that identifies the problem should not be the same company paid to fix it. This eliminates conflict of interest and ensures our findings are completely unbiased. We provide clear remediation recommendations and can refer you to qualified contractors.

Will my homeowner’s insurance cover the inspection? It depends on your policy and the cause of the mold. Mold resulting from a covered peril (like a burst pipe) may be covered. Mold from long-term moisture issues or deferred maintenance typically is not. We provide detailed documentation that can be submitted to your insurer, and we're happy to work with your insurance adjuster if needed.

When should I get a mold inspection? We recommend an inspection if you notice a persistent musty odor, visible discoloration on walls or ceilings, experience unexplained respiratory symptoms, have had any water intrusion or flooding, are buying or selling a home, or have recently completed mold remediation and need clearance testing to confirm the problem was fully resolved.
